STEPS TO PURCHASE
Confused about the home buying financial process? You aren't alone! Here's a quick overview of the 6 steps to purchasing your home!
The initial consultation covers how long you plan on living in the home, how much down payment you will need, and how much you want your monthly payments to be.
The pre-approval step helps you determine how much home you can afford before you start shopping and lets sellers know you're serious about purchasing a home.
After submitting your loan application, the file is reviewed for any necessary additional documents. Once finished, the processor submits your file to underwriting.
The underwriter reviews your loan file to ensure all guidelines are met. Once your mortgage has been approved, your loan is moved to "Clear to Close" status.
Your loan estimate disclosure contains your loan rate, amount, term, and outstanding conditions. Once everything is cleared, the closing department will complete final docs.
During closing, you will sign a variety of final documents. Congrats! You are now a homeowner!

Do I need a Real Estate Agent to purchase a new home?
Our knowledgeable Otay Ranch Sales Agents are ready and available to show you our homes. Our Agents will be with you through every step from your first visit to our model homes to handing you the keys to your new home! Each Agent specializes in an Otay Ranch community, which makes them a uniquely valuable resource on your home buying journey!
Do I have to use your trusted Lender?
There is no simple formula to determine the type of mortgage that is best for you. This choice depends on a few factors, including your current financial picture and how long you intend to keep your house. Our trusted lender, Fairway, and their team can help you evaluate your choices and help you make the most appropriate decision. However, you are not subject to use them.
Do I need to make an appointment to visit your community?
Appointments are not required; however, they are highly recommended, so our Sales Agents can assist you in accomplishing your goals on your visit. To schedule an appointment, contact our team or find the corresponding sales office on our Contact Page.
What is your Broker Policy?
You are welcome to use a broker at any of communities. However, to qualify for our broker co-op, brokers must be present for your first visit to the community.
